A raccoon gets in because there's a gap. Fix the gap correctly, with the right materials and a warranty, and the raccoon can't come back. No monthly visit required.

Why Companies Push Monthly Contracts

Pest control is a subscription business model. Recurring monthly customers are vastly more profitable than one-time jobs — the math is simple. A customer paying $75/month generates $900 per year, every year, indefinitely. A one-time exclusion job might generate $500 once.

Monthly contracts make sense for some pest categories. Ongoing interior ant or cockroach control genuinely benefits from regular treatment, because those insects recolonize from the surrounding environment continuously. You can't "seal the home" against ants the way you can against squirrels.

Wildlife is different. Wildlife problems are structural. Animals get inside because there's an opening. Close the opening properly and the problem is solved. Ongoing monthly "monitoring" for wildlife in a properly sealed home is largely theater.

When Is a Monthly Contract Actually Worth It?

There are scenarios where ongoing service has genuine value. Be honest with yourself about whether your situation fits:

  • You've had multiple different species over several years and your home is older construction with many potential entry points that are cost-prohibitive to seal completely. Ongoing monitoring catches new entries early.

If you have a single wildlife incident in a home that can be properly sealed? You almost certainly don't need a monthly contract.

Questions to Ask Any Wildlife Removal Company

"Is exclusion sealing included in the quote, or is it a separate service?"

Some companies charge separately for sealing entry points after removal. Removal without sealing is an incomplete job — you'll be calling again within months. Make sure sealing is explicitly included.

"What warranty do you offer on the exclusion work?"

A company confident in their exclusion should offer a warranty. Ask specifically: if an animal re-enters through a point you sealed, do you come back for free and for how long? Vague answers about "monitoring" instead of a specific warranty period are a red flag.

"Do I need a monthly contract for this type of problem?"

Ask directly. A straightforward answer — "no, this is a one-time structural fix" — is what you want to hear for most wildlife situations. If they insist a monthly plan is necessary for a raccoon in the attic, ask them to explain specifically why.

"Who will actually do the work — a franchise technician or the owner?"

National franchise companies rotate technicians. The person who sells you the job may never set foot on your property again. With owner-operated businesses, the person who inspects, quotes, and performs the work is the same person who has their name and reputation on the outcome.
